A set-back rear dormer keeps the front pitch untouched, and where the rules allow it a full mansard adds the most volume. Brick and slate are matched to the original so the roof reads as though it was always there.

Bedford Park and Old Chiswick

Bedford Park is one of the earliest garden suburbs in the country and Old Chiswick holds some of the oldest building stock in the borough, so both are heavily protected. Roof form here is discussed street by street: some properties support a discreet rear dormer under permitted development, while others need a full application with matching materials and a dormer set well below the ridge.

Hipped roofs with a shallow pitch, similar to the stock we build on every week in Ealing and Hanwell. A hip-to-gable squares off the side slope and a rear dormer takes the rest, usually enough for a double bedroom, an en-suite and built-in storage. Most of these streets sit outside conservation control and proceed under permitted development.

Narrow plans with a two-storey back addition, tight access off the side street and pavement scaffolding. An L-shaped dormer wraps the main roof into the outrigger and typically yields two usable rooms rather than one, with the staircase landing over the existing return. Party wall notices go out early because the terraces are joined on both sides.

Planning & permissions

Most loft conversions in Chiswick can be built under Permitted Development, which means no full planning application, provided the added volume stays within the allowance, the dormer sits to the rear and the materials match the existing house. We normally still apply for a Lawful Development Certificate, because it is what your solicitor will ask for when you sell.

The catch in W4 is that Chiswick is one of the most conservation-controlled parts of our patch. Bedford Park, the Glebe Estate, Old Chiswick and Strand-on-the-Green all sit under conservation designation, and some streets carry an Article 4 direction on top, which removes permitted development rights entirely and means even a modest rear dormer needs a full application. In those streets Hounslow looks hard at roof form, dormer position, materials and how the roof reads from the street, which is why sympathetic set-back dormers and matched brick and slate matter more here than they do a few miles east.

Either way you also need building control approval and, on almost any Chiswick terrace or semi, a party wall notice served on your neighbours. We prepare all of it, and you get one point of contact rather than a chain of consultants.

If you own a flat rather than a house, the lease is the first document we look at. Chiswick has a lot of converted flats in large Victorian and Edwardian houses, and on much of that stock the roof space is not part of the property you bought, so the conversion depends on freeholder consent and a deed of variation.
