Lower ridges and trussed roofs that need structural work before anything else. We price the steelwork properly rather than discover it halfway through, and in some cases a ridge raise makes the difference between a usable room and a cupboard.

Planning & permissions
Most Ealing loft conversions can be built under Permitted Development, which means no full planning application, provided the added volume stays within the allowance, the dormer sits to the rear and the materials match the existing house. We normally still apply for a Lawful Development Certificate, because it is what your solicitor will ask for when you sell.
Ealing operates a number of conservation areas and Article 4 directions, including parts of Ealing Common, Montpelier, Pitshanger and the Hanger Hill Garden Estate. Inside those, permitted development rights are removed and a full application is required, with more attention paid to roof form, materials and how the change reads from the street. We have taken these through before and design to what Ealing will actually approve rather than submitting and hoping.
